What Are You Dealing With Right Now?

Probate properties often come with more than just the question of how to sell the house. Here are some of the areas I can help you work through.

01

Not Sure What the Property Is Actually Worth?

Before deciding whether to keep the property, sell it for cash, or put it on the open market, it helps to understand the numbers.

I can provide a market analysis, estimated cash-offer value, different pricing strategies, and a detailed net sheet so you can compare your options and understand what each could realistically net you.

02

Need a Clear Picture of the Debt Attached to the Property?

Mortgages, liens, judgments, code issues, and other obligations can affect what the estate ultimately receives from the sale.

We can obtain a preliminary title review early in the process so you have a clearer picture of what may be owed and what could need to be resolved before closing.

03

Concerned That Liens or Debts Could Eat Into the Estate’s Equity?

In certain situations, there may be opportunities to negotiate or reduce eligible debts before the property is sold.

When applicable, we can proactively explore those options rather than waiting until the end of the transaction to discover an issue that could affect your proceeds.

04

Dealing With a House Full of Personal Belongings?

You don’t have to handle everything yourself.

I can help connect you with trusted estate-sale professionals to evaluate and sell appropriate belongings, as well as resources for donation or removal of anything that remains afterward.

05

Not Sure Whether to Fix the Property or Sell It As-Is?

In some situations, instead of spending time and money making repairs before the sale, it may make more sense to offer the buyer a credit at closing.

From there, we can evaluate whether the property should be sold as-is, whether a few strategic improvements could create a strong return, or whether a combination of both makes the most sense.

I can help you compare those options before you spend unnecessary time or money and, when appropriate, connect you with trusted professionals for light handyman work, cleaning, lawn care, and landscaping.

06

Trying to Coordinate the Sale With the Probate Process?

The real estate timeline needs to work alongside the legal process, not against it.

I can help you understand your available options, what needs to happen next, and when it makes sense to begin preparing the property for sale while integrating the real estate side of the process with your probate attorney and title company.

Conner and his team are excellent across the board. Very professional and timely. and I couldn’t be happier that I went with him to get my house sold. Out of all the calls and outreach that comes from probate, this is the guy you want to talk to. He was able to get my property listed and sold above asking price in no time flat. Nothing but good things to say and if I could give him 10 stars I would. Thank you Conner.

Conner was nothing but the best when it comes to real estate. He handled the entire process smoothly and professionally. He is very informative and knowledgeable when dealing with properties stuck in probate(like mine was). However, he ended up getting both my mother's and father's house sold within 30 days at top dollar. I'd use him and his team again in a heart beat. Thanks Conner for all you do!

You Have Options for How You Move Forward

There isn’t one right answer for every probate property. The best path depends on the condition of the home, your timeline, the estate’s needs, and what ultimately makes the most sense for you.

Option 1

Sell for Cash

Prioritize speed, convenience, and certainty with a cash offer.

Option 2

Sell on the Open Market

Expose the property to the broader market and focus on maximizing value.

I can help you compare the numbers, timing, and tradeoffs of both options so you have a clear picture of what each path may look like. And if, after reviewing everything, you feel more comfortable keeping the property, that’s perfectly okay too.

Where do I even start? I KNEW from our first conversation Conner meant business. I had my house listed by TWO other agents for a year at that point. I needed to get rid of my house because it was the only bind holding me to my ex husband. I was really disappointed from the other realtors because I felt like they didn’t care or that it was just another house on the roster and was like “if it sells, great, payday.” I was doing things that they should have done or had ideas that I felt would make a difference but was ignored. I’m talking like our open houses had 1 person show up each time and NO OFFERS. NOT ONE. With Conner, we had several offers and potential! He is INTUITIVE AND INNOVATIVE! He goes ABOVE and beyond any expectations you could have. He is an amazing realtor and amazing human being. No matter what, he kept me informed and always had my best interests at heart. I’m a straight shooter from NY and he kept it real. No fluff. I honestly believe that if it wasn't for us finding Conner, my house would be on the market still. Words cannot express my gratitude and respect for Conner and I’m sure anyone who works with him would agree wholeheartedly. If you want success and someone who will put in the time and effort for you. Conner is that guy!

Conner is 5 stars. He does what he says when ,where ,and how. He just helped me sell my house in Brandon and did everything he told me he would when I first interviewed him. His communication and follow through are to be admired. He saw my 1031 sale through from beginning to end and properly communicated with realtors, title company , 1031 exchange company and most importantly, me. He knows his profession and represents it in a way that all realtors should.

Conner helped me sell my home in Tampa, and I couldn’t be more impressed with the entire experience! From the very start, he was incredibly responsive, always following up promptly and keeping me in the loop throughout the entire process. His hunger to get my home sold was evident in every conversation, and his commitment to getting the best outcome for me was unmatched. Not only is he a skilled and knowledgeable agent, but he’s also a genuinely kind and thoughtful person outside of the business side of things. It was truly a pleasure working with someone who cares as much about their clients as he does. If you need an agent who is dedicated, personable, and results-driven, Conner is the one to call!

Frequently Asked Questions

Every probate situation is a little different, but these are some of the questions families commonly have when deciding what to do with an inherited property.

Can the Property Be Sold Before the Probate Is Completely Finished?

In many cases, yes — the property may be able to be sold before the probate itself is completely finished, saving you time and money.

There are three main things we want to understand:

1. How is the property being treated in probate?
Was it the decedent’s protected homestead, or is it property being administered as part of the estate? Florida treats protected homestead differently from other estate property.

2. Who has the legal authority to sell and who needs to sign?
Depending on the circumstances, that may involve the people who inherited the property, the personal representative acting under authority granted by the will, or the personal representative acting with court authorization.

3. Is everyone who needs to be involved in agreement?
If everyone with an interest in the property is in agreement about selling, and there are no disputes such as a will contest or disagreement over ownership, the process is generally much more straightforward.

The probate case itself does not necessarily need to be completely closed before the property can be sold. Exactly who needs to sign, whether a court order is required, and when the property can close will depend on the circumstances, which is why I like to work alongside the probate attorney and title company early in the process.

What if the property is full of contents?

You don’t have to handle everything yourself.

I can help connect you with trusted estate-sale professionals who can evaluate the belongings and determine what may be worth selling. From there, I can also connect you with resources for donating or removing whatever remains afterward.

The goal is to give you options so clearing out an entire property doesn’t become another overwhelming responsibility.

How do I get an accurate value of the property in its current condition and the current local market?

This is one of the first things I can help you with.

I can evaluate comparable properties that have recently sold, are currently under contract, and are actively competing for buyers in the local market. Just as importantly, I’ll take into consideration the actual condition of the property today, rather than comparing it to homes that have been completely renovated.

From there, we can establish a realistic value range, discuss different pricing strategies, estimate what a cash buyer may be willing to pay, and prepare a net sheet so you can understand what the different options may actually leave you with.

What if we need to make repairs before selling?

You may not need to.

In some situations, rather than spending time and money making repairs before the sale, it may make more sense to offer the eventual buyer a credit at closing.

From there, we can evaluate whether the property should be sold completely as-is, whether a few strategic improvements could create a worthwhile return, or whether some combination of the two makes the most sense.

Before you spend money unnecessarily, I can help you compare those options and, when appropriate, connect you with trusted professionals for light handyman work, cleaning, lawn care, and landscaping.

What if we just want a cash offer and don’t want to list the property with a Realtor?

That’s completely fine.

Not every family wants to go through the traditional listing process. If speed, convenience, or simply being done with the property is the priority, I can help you explore a cash-offer option without requiring you to list the property with me.

In some cases, it can also be helpful to understand both numbers — what you could potentially receive from a cash buyer versus what the property could realistically sell for on the open market — so you can decide whether the additional potential proceeds are worth the additional time and effort.

Whatever you decide, the goal is to make sure you understand your options, and I’ll support you 100%.

What are our options if the property either needs to be gutted or torn down?

A property does not necessarily have to be repaired before it can be sold.

If the home needs extensive renovation — or if the structure itself may have little remaining value — we can look at the property differently. That may mean evaluating it as a cash-investor property, looking more heavily at the underlying land value, or determining whether exposing it to the open market could still produce a better result.

I can help you compare those options and determine which type of buyer and marketing strategy may be most appropriate so you don’t spend unnecessary time or money — or leave money on the table.

What if there are mortgages, liens, or other debts against the property but we don’t know how much they are in total?

It is important to identify this early, rather than discovering it shortly before closing.

We can obtain preliminary title information to get a clearer picture of recorded mortgages, liens, judgments, and other title issues that may be attached to the property. This does not necessarily identify every debt or creditor claim against the estate, but it gives us an important piece of the overall picture early in the process.

From there, the probate attorney, title company, and appropriate parties can work toward confirming the actual payoff amounts and obligations that may need to be resolved.

In certain situations, if eligible debts or liens are significantly affecting the estate’s equity, there may also be opportunities to explore reducing or negotiating those obligations before the property is sold.

The goal is to give you a much clearer picture of what is owed and what may realistically be left afterward.

What if we just don’t know what we are going to do yet?

That’s completely okay. At this stage, my intention is simply to be a resource for you and provide information that may help as you get closer to making a decision.

What I find is that many families benefit from getting a clear, realistic picture of the equity in the property before deciding what they want to do. In other words: if you did decide to sell, what could the property realistically sell for, what might a cash offer look like, and approximately how much would be left for you and your family after everything is accounted for?

Having those numbers doesn’t mean you have to sell. It simply gives you better information to make the decision that feels right for your family.

If that would be helpful, I’d be happy to put those numbers together for you.

What if someone is living in the property or doesn’t want to leave?

That’s not unusual with inherited property, and it doesn’t automatically mean the property can’t eventually be sold.

The first thing we need to understand is whether the person is willing to leave so the property can be sold and what their legal relationship to the property is. They may be an heir, tenant, family member, caregiver, or someone with another arrangement entirely. We would also want to understand whether there is a lease in place, whether they are paying rent, whether they have an ownership interest in the property, and any other facts the probate attorney may need to determine their rights regarding the property.

If everyone is cooperative, we can usually factor the occupancy into the timeline and plan the real-estate side accordingly.

If the person does not want to leave, that is where I would want the probate attorney involved before anyone takes action. The proper legal process can vary significantly depending on whether the occupant is a tenant, an heir with an ownership interest, or someone else entirely.

My role is to help you understand how the occupancy may affect the sale, plan around the likely timeline, and keep the real-estate side moving while your attorney determines the proper legal path forward.

What if we can’t get in touch with one of the heirs or beneficiaries?

That doesn’t necessarily mean everything comes to a stop, but it is something the probate attorney will want to address early in the process.

Typically, the attorney will make multiple attempts to locate and contact that person. If those efforts are unsuccessful, the attorney can determine what additional notice, court procedure, or other steps may be available so the probate process can continue.

Exactly what is required will depend on that person’s legal interest in the estate or property and what decisions need to be made.

What if the will is invalid?

That becomes a probate-attorney issue first.

Florida has specific requirements for how a will must be executed, and a will or portion of a will can also be invalid because of issues such as fraud, duress, mistake, or undue influence.

If the court ultimately determines that there is no valid will controlling the property — and there is no earlier valid will that applies — Florida’s intestate succession laws determine who inherits.

Once your attorney determines who has inherited the property and who has authority to act, I can help with the real-estate side from there.

What if someone is challenging the will?

A will challenge can make the probate process more complicated and may affect when decisions regarding the property can safely be made.

Florida law provides a process for contesting the validity of a will, and the court ultimately resolves whether the challenge succeeds.

That doesn’t mean we can’t begin gathering information in the meantime, if it makes sense to. We can still evaluate the property, understand its condition and potential value, and begin identifying any title or property-related issues so that once the legal question is resolved, the family is in a much better position to decide what happens next.

What if some people want to sell the property and someone else wants to keep it?

The first thing I would recommend is getting everyone working from the same set of numbers.

I can provide a realistic market value, estimated selling costs, and projected net proceeds so everyone understands approximately what their share of the property represents.

Sometimes that creates a straightforward solution: the person who wants to keep the property may be able to buy out the interests of the family members who want to sell.

If everyone still cannot reach an agreement after ownership has passed to multiple co-owners, that becomes a legal matter for the family and their attorney. Florida does have legal procedures for resolving disagreements involving jointly owned property, but ideally we start with clarity around the value and see whether the family can find a solution everyone is comfortable with before it ever gets to that point.
